eFiling API records Deeds of Trust and Mortgages that secure home equity sold on real-estate exchanges — by e-recording where it's available, and print-and-mail everywhere else — across every U.S. recording jurisdiction.
Send a filing package; we handle the instrument, the execution, and the recording — and return the recorded book & page.
Deed of Trust, Mortgage, or Security Deed — generated for the state where the property sits, with the correct execution, witnesses, and notarization rules built in.
Live PRIA e-recording where the county supports it; a clean print-and-mail package with the exact office, fee, and payee everywhere else.
Every filing runs a reviewed workflow — entity setup, execution, submission, recording — and posts the recorded receipt back to your platform by API.
Your platform posts the owner, property, and the equity amount to secure.
Form the Wyoming sub-series, obtain its EIN, and generate the security instrument for the state.

Recorded book & page come back and post to your platform by API — the lien is on record.
This section applies only to Token Realty Exchange’s tokenized equity filings. Traditional recordings — deeds, mortgages, and deeds of trust for lenders, title companies, and owners — are recorded as their instruments are written.
The property owner is selling an existing equity interest outside traditional banking — whole or fractional, through a marketplace, auction, or pool. The interest is valued at a stated amount using a market AVM. It is not a loan, promissory note, or repayment obligation, and carries no interest or monthly payment.
Scope: This description applies only to Token Realty Exchange equity filings. Other tokenized products may represent debt or another legal claim. Tokenization is a delivery method; it does not determine whether an instrument is equity or debt.
Counties, parishes, boroughs, town clerks, and registry districts — with the current recording office, fee, instrument type, and execution rule confirmed for each. E-recording follows the PRIA standard; the rest is print-and-mail with exact instructions.
Verified office address and phone for essentially every recorder in the country, kept current.
Standards-based electronic recording (PRIA) mapped per county — electronic where the county accepts it, print-and-mail everywhere else.
Instrument type, remote-notary rules, and any recording tax resolved for each state before filing.
eFiling records to PRIA national standards, so your instrument is accepted in every U.S. jurisdiction. What sets it apart is what happens around the filing: a verifiable, tamper-evident record that a conventional e-recording service doesn't provide.
Instruments are built to PRIA/MISMO standards and submitted electronically where counties support it, print-and-mail everywhere else — the same rails the recording industry runs on, with none left out.
Every instrument carries a cryptographic fingerprint, anchored to an immutable ledger. Anyone you authorize can confirm the recorded document is exactly what was filed — unaltered — from receipt through the county's return.
Filing packages are encrypted and access-restricted to the parties you name. Recording office and submission details stay sealed until your transaction is underway.
Integrity verification is a parallel proof of document integrity and does not replace the official county land record.
Government recording fees and e-recording submission fees are billed to you exactly as charged — never marked up. You pay our service fee on top, and nothing else.
Send your endpoint spec and a sample filing; get back a specimen of the recorded instrument with placeholder recording data. No live filing.
You supply a drafted, executed, notarized instrument; we submit it exactly as given.
Submitted as-is: correctness, legal validity, and any county rejection remain the customer's responsibility.
We check your instrument for recordability — format, execution, witnesses, notarization, and county requirements — before submitting.
The audit is a recordability check only, not legal advice or an opinion on validity or title.
County recording fees passed through at cost.
Optional, on top of an equity-exchange filing. Registers the token — a digital asset backed by a real-world asset's equity — with the Wyoming Secretary of State. The underlying property is not registered; the digital asset secured by that property's equity is.
Registration is valid for five years; renewal is separate (up to $250). Charged once per digital asset, at setup.
Running a real-estate app, deal, marketplace, or exchange that needs its liens on public record? Send us your endpoint spec and a sample filing — our sandbox returns a specimen of the recorded instrument you'd get back, free, with placeholder recording data and no live filing, so you can see the exact response shape before you integrate.
